The building is designed for the prime intersection of Ann and Chester Street in Fortitude Valley. Our approach blends innovation with a strategic use of the site’s unique features. The building takes advantage of its high visibility along the gentle curve of Ann Street. Our design introduces a distinctive, recessed corner at this pivotal point, intended as the building’s architectural highlight. The recessed corner draws the attention of city-bound traffic. It also incorporates planters, landscaping, and staggered balconies. This design creates a lush, inviting void. It connects the landscaped ground floor to the rooftop garden. The result is a seamless blend of the building’s public areas and green spaces.
The tower’s design features end returns on the facades next to the green recess. These frame the building and give it a unified, protective look, like a coat around the structure. We also have full-height glass facades. Slab projections and vertical sunshades further enhance the design. These elements reduce solar heat gain and control glare.
At the core of the building, the ground floor and first level serve as dynamic, open areas that promote community engagement and interaction. These spaces are enriched with outdoor seating, expansive landscaping, and double-height zones, all of which amplify the feeling of openness and accessibility.
The building’s 15-level tower, designed with a strategic west-facing side core, provides efficient floor plates of approximately 1,000m² GFA.
