The project is part of a 2.3-hectare masterplan within a large suburban site. The surrounding road system and adjacent uses create a peaceful inner-suburban Brisbane setting. The masterplan aims to create a series of private garden sanctuaries for residents and visitors. These sanctuaries are visually connected to the open spaces of the existing racetrack.
The building design follows the masterplan principles. It proposes a five-storey structure, split into two wings around internal courtyards. Each residential room faces either north or south for optimal solar orientation. Every room includes a private balcony, making the most of the subtropical climate.
The building form features a series of extruded and framed balconies. The selection of materials honours the traditional single-storey residential buildings common in the area, offering a familiar reference for residents.
