In designing the building at the prime intersection of Ann and Chester Street in Fortitude Valley, our approach marries innovation with strategic utilization of the site’s unique features, notably its high visibility along Ann Street’s gentle curve. Our design introduces a distinctive, recessed corner at this pivotal point, intended as the building’s architectural highlight. This recessed corner not only captures the attention of city-bound traffic but also integrates a series of planters, landscaping, and staggered balconies. This design creates a lush, inviting void that connects the landscaped ground floor with the rooftop garden, seamlessly blending the building’s public areas with its green spaces.

The tower’s design concept further innovates with end returns on the facades adjacent to the green recess, framing the building and giving it a unified, protective appearance, akin to a coat enveloping the structure. This is complemented by the use of full-height glass facades, enhanced with slab projections and vertical sunshades to efficiently reduce solar heat gain and control glare.

At the heart of the building, the ground floor and first level are envisioned as vibrant, open spaces designed to foster community engagement and interaction. These areas are enhanced with external seating, extensive landscaping, and double-height spaces that amplify the sense of openness and accessibility.

The building’s 15-level tower, designed with a strategic west-facing side core, provides efficient floor plates of approximately 1,000m² GFA.
