The challenge for Marchese Partners | Life3A was to create a true vertical community, which fosters a sense of belonging and purpose for residents in an urban setting together with lifestyle and wellness facilities. 

Utilising an evidence-based approach to design, well-being and place making strategies were combined to create a boutique development where the well-being of its residents is enhanced through the incorporation of beautiful architecture and interior design, luxury lifestyle and wellness facilities, landscaping and connection with the local community.

This boutique project of 39 apartments features luxurious finishes and amenities, and Sydney’s best rooftop pool. The development has become a landmark project in Australia at the forefront of seniors living vertical communities and has won multiple awards including the 2025 National UDIA Award for excellence in mid-rise apartments in Australia.

With buyers averaging a median age of 75, Akoya is attracting older downsizers who would have historically looked towards the higher-end retirement village market. The project set new sales records with more than 70% of the apartments sold prior completion and many achieving record sale prices of up to $50,000 AUD/m2. The larger three-bedroom apartments and penthouses were sold for $3.45M and $5.495m AUD.
